We are rethinking how office fitouts are designed, delivered and reused, responding to market needs with our Forever Fitout solution. Traditional fitouts typically take three to six months between lease execution and occupancy, followed by substantial make-good costs at lease end. Our Forever Fitout model offers a modular, landlord-led alternative to traditional fitouts, helping our customers move into premium workplaces faster, with lower embodied carbon and less construction waste. Forever Fitout can deliver ready-to-occupy workplaces up to 50 per cent faster, using durable, modular components designed for reuse across multiple tenancies.

In FY26, we completed the first full-scale application of Forever Fitout at 1 Bligh Street, Sydney, delivered in collaboration with Woods Bagot for our customer, the Clean Energy Finance Corporation. The project was independently assessed by the Green Building Council of Australia (GBCA) and awarded a 5 Star Green Star rating under the new Green Star Fitouts tool, representing Australian Excellence in fitout design and delivery. This was the first certification issued nationally under the new tool, which promotes responsible, circular fitouts with a focus on occupant wellbeing and emissions.

Our 1 Bligh Street pilot also serves as the parent project for a Volume Certification Approach, which will enable streamlined 5 Star certification of future Forever Fitouts at scale. Embedding industry-recognised sustainability standards into our approaches gives customers confidence that speed and flexibility do not come at the expense of environmental performance and quality.

The program continues to expand, with pilot projects underway at 25 Martin Place, Sydney, 80 Collins Street, Melbourne and One Eagle Street in Brisbane.
