Dexus Community Infrastructure Fund*

Dexus Community Infrastructure Fund (CommIF) provides wholesale investors with the opportunity for stable, long-term returns through investment in an unlisted portfolio of predominantly Public Private Partnership (PPP) social infrastructure assets in Australia and New Zealand. CommIF focuses on social infrastructure assets in health, education, corrections, community services, recreational facilities and similar social infrastructure sectors, where income is primarily derived from long-term, CPI-linked concession arrangements with government or high-credit quality counterparties.
CommIF assets typically comprise operational (brownfield) social infrastructure projects with stable, availability-based cash flows generated from long-term concession arrangements where the investment team can adopt a hands-on role in managing each asset during the period of ownership.

What are the risks?
Risks specific to the fund include or are associated with providing adequate facilities management to maintain asset availability and revenue payments, and debt refinance margins. *Dexus Funds Management Limited as responsible entity of Dexus Property Trust and Dexus Operations Trust (Dexus) recently acquired the responsible entity AMP Capital Funds Management Limited (Responsible Entity) of AMP Capital Community Infrastructure Fund (Fund). Following the acquisition, Dexus intends to change the name of the Fund to Dexus Community Infrastructure Fund and the name of the Responsible Entity to Dexus Capital Funds Management Limited.
