Dexus Community Infrastructure Fund (CommIF) provides its investors with the potential for stable, long-term returns composed primarily of income, through investment in an unlisted portfolio of predominantly Public Private Partnership (PPP) assets in Australia and New Zealand. CommIF focuses on social infrastructure assets in health, education, water, renewables, justice, community, housing, recreational facilities, transport and similar social infrastructure sectors.

 

CommIF assets typically comprise operational (brownfield) social infrastructure projects with stable, availability-based cash flows generated from long-term, CPI-linked concession arrangements with government, government-backed entities or similar high-credit quality counterparties. The investment team draw upon their decades of experience and in-house capability to adopt a hands-on role in managing each asset.

Case study

One of the largest operating wind farms in the southern hemisphere

Located in south-west Victoria, Macarthur Wind Farm is a 420MW wind farm – one of the largest of its kind in the Southern Hemisphere. It can generate enough electricity to power around 180,000 homes. The project has limited risk as it does not take wind risk, transmission risk or operation and maintenance risk. It has a long-term offtake from AGL Energy, a Baa2 Moody’s rated entity.

 

Following acquisition, Dexus identified opportunities to improve reporting and oversight of both operating performance and health and safety issues on the project. We worked with AGL to improve the quality of operational performance and incident reporting, which led to greater transparency and enhanced operational insights, allowing Dexus to focus on areas to improve the performance of the asset.

Who is this fund suited to?

Dexus Community Infrastructure Fund is open to persons who are institutional investors or other wholesale investors with a minimum application amount of $10 million.

 

The Fund is only available to investors who qualify as a “wholesale client” within the meaning of the Corporations Act 2001 (Cth).
