Notice of fund termination – Dexus Property for Income Fund (ARSN: 090 467 208) (APIR: APN0001AU)

Dexus Asset Management Limited ACN 080 674 479 (DXAM), as responsible entity of the Dexus Property for Income Fund ARSN 090 467 208 (Fund), made a determination on 8 May 2024, to commence a process to terminate and wind up the Fund. The termination date of the Fund is expected to be on or around 17 June 2024 (Termination Date). Please refer to the announcement of fund termination and migration application form.

An income-focused property securities fund

The Dexus Property for Income Fund (DPFIF) is an income-focused securities fund that invests in a portfolio of listed Australia Real Estate Investment Trusts (AREITs). The Fund aims to provide a relatively high distribution yield with lower-than-market volatility*.

Investment objectives

The primary investment objectives of the Fund are to aim to provide:

  • a high level of distributable income by achieving a gross annual income yield (before management fees and expenses) that equates to at least 110% of the average of the S&P/ASX 200 AREIT Index Dividend Yield

  • a level of capital growth which at least matches increases in the Consumer Price Index over a 5 - 7 year time horizon

  • lower-than-market volatility compared with the S&P/ASX 200 AREIT Index over a 5 - 7 year time horizon


  • Focus on generating sustainable, regular and relatively high income returns through investing in listed property securities

  • Access to an underlying diversified portfolio of throusands of quality commercial real estate assets predominantly located in Australia

  • Has paid monthly distributions**

  • Actively managed (non-index aware) portfolio, applying a highly disciplined and proven strategy designed to deliver on the Fund's income and risk objectives

  • Currently liquid - daily applications and withdrawls (under normal market conditions, but withdrawals can take longer in certain cases as set out in the PDS)
