Measuring and reducing embodied carbon across our developments

Embodied carbon is an increasingly material part of our climate impact. As operational emissions reduce, the carbon embedded in materials and construction becomes a bigger share of a building's lifetime footprint - and a growing focus for investors, regulators and customers. Our Embodied Carbon Framework gives us a consistent way to measure, manage and reduce these emissions across our developments.
Launched in February 2026 and developed with support from Slattery, the Framework provides a common approach across the Platform to set a carbon budget at concept stage, measure and reduce emissions through design, embed requirements into tender documentation and capture data through construction and post-completion. This enables more consistent carbon modelling, improved Scope 3 emissions reporting and clearer integration with our Sustainable Development Standards. The Framework also informs how we work with suppliers and design partners, with industry benchmarks and contract clauses supporting low-carbon material selection and design optimisation.
Together, the Framework and our Sustainable Development Standards help us deliver consistent approaches to developing and managing lower-carbon assets.
