Resilience and adaptation are central to Dexus’s climate action priority area in our sustainability strategy. We regularly assess the physical climate risk exposure of our assets to inform how we adapt asset design and operations to evolving environmental conditions.

In 2025, we conducted a comprehensive portfolio-wide physical risk assessment, identifying flooding as the primary risk driver – particularly affecting assets in Queensland and along the Brisbane River.

Dexus’s Waterfront Brisbane development has been purposefully designed with extensive flood-resilient features to ensure long-term operational continuity, safety and reduced climate-related impacts.

Engineered to withstand significant flood events, the development incorporates design features and materials that reduce flooding risk and impacts. These include elevated access points, entrances and critical services – all positioned above the Resilience Level (RL) 5.1 standard. This exceeds the peak flood levels of the 2011 and 2022 Brisbane floods, as well as the one-in-100-year flood benchmark. Additional protective measures include watertight basement walls and floodgates at all low-level access points, safeguarding both people and property. Durable, flood-resistant materials have also been used to maintain functionality during extreme weather events.

Waterfront Brisbane exemplifies best-practice resilient design, bringing Dexus’s climate strategy to life and setting a benchmark for future developments in flood-prone urban environments. These approaches enable us to actively manage and mitigate the evolving physical risks of climate change – building long-term value for our customers, investors and communities.
