Dexus has a strong track record of proactive and prudent management of the group's capital and financial risks.

 

Dexus manages total debt capital of over $6 billion on behalf of the listed Dexus entity (DXS) and the group's third party clients, with funding sourced from domestic and international capital markets and through relationships with a range of banks.

 

DXS is rated by Standard and Poor's (S&P) and Moody's and Dexus Wholesale Property Fund (DWPF) is rated by S&P.

    Treasury Responsibilities

    Dexus takes an active and prudent approach to capital and risk management with Treasury responsible for:

    • Liquidity management
    • Debt capital management
    • Financial risk management
    • Banking, rating agency and debt investor relationships

     

    Treasury operates within a well-established framework with policy setting, compliance, strategy and execution are subject to reviews, endorsements and approvals by the Board of Directors and Capital Markets Committee.

    Funding and Liquidity

     

    Dexus’s active and prudent approach to capital and risk management is supported by the following objectives:

     

    • Maintaining a gearing range of between 30% - 40%
    • Ensuring flexibility through diversification of funding sources
    • Maintaining conservative weighted average debt duration
    • Optimising the cost of capital

     

    Credit Structure

    Dexus's funding platform is predominantly unsecured. Each of Dexus's unsecured borrowing facilities is supported by guarantee arrangements. In addition, negative pledge provisions limit the amount and type of encumbrances that Dexus can hold over its assets and ensure all senior unsecured debt ranks pari passu.
