The problem: The environmental cost of office fitouts

Traditional office fitouts come with a major environmental cost due to their material consumption, waste generation and embodied carbon. Large volumes of perfectly serviceable plasterboard, metals, timber, furniture, and fixtures are routinely stripped out and sent to landfill during office refurbishments long before the end of their useful life. Short lease terms, make-good obligations and aesthetic-driven upgrades have normalised a cycle of build, occupy and discard, and the carbon and waste implications of this approach are now fully apparent and impossible to ignore, with embodied carbon recognised as one of the most significant contributors to the environmental footprint of office buildings. The way we design, build, and refresh offices must evolve – shifting from short-life disposable fitouts toward longer‑lasting workplaces designed for reuse and adaptability.

Circular workspaces

By removing make-good requirements on a Forever Fitout, we prevent full strip-outs, avoiding landfill waste and saving around 200kg of COâ‚‚ per square metre. Emissions reporting

Certified under the Green Building Council of Australia’s Green Star Fitouts tool, each project includes detailed data on materials, embodied carbon and construction practices. This transparency streamlines compliance with the Australian Sustainability Reporting Standards and supports mandatory Scope 3 emissions reporting with ease and accuracy.

5 Star Green Star Fitout certification

Green Star Fitouts – the next evolution of Green Star Interiors – provides a simplified framework for delivering sustainable fitouts certified by the Green Building Council Australia (GBCA). Independently certified by the GBCA, Forever Fitout meets the requirements for Green Star 5 Star, recognising best‑practice performance across sustainability, circular design and occupant wellbeing.

Helping occupiers lead on ESG and Scope 3

From 1 January 2025, Australia introduced a phased mandatory climate‑related financial disclosure under the Australian Sustainability Reporting Standards (ASRS), requiring companies to report greenhouse gas emissions, including Scope 3 – which covers embodied carbon in materials and products used in office fitouts. For many businesses, Scope 3 emissions represent the largest portion of their reported carbon footprint, meaning workplace decisions – including fitouts – now directly affect statutory reporting, risk disclosure and investor scrutiny.
 

These ASRS standards aim to provide stakeholders with consistent, comparable and transparent information about climate-related risks. Moving into a Green Star Fitout – such as a Forever Fitout – helps occupiers meet reporting obligations, reduce Scope 3 emissions, and demonstrate ESG leadership. Under the Forever Fitout model, Dexus retains ownership of the embodied carbon, while tenants benefit from using a high‑performance, low‑carbon workplace. Importantly, Forever Fitout provides the reporting structures and data transparency needed to support occupiers’ ESG strategies and meet their evolving carbon reporting obligations with confidence.
