Elements has opened at 80 Collins Street - a purpose-built wellness destination exclusive to customers within the precinct. The addition sits alongside the boutique hotel, luxury retail and flagship dining that define the address, adding dedicated wellness facilities and programmed spaces to the asset’s amenity base.

Dexus has teamed up with Accor and Sydasana to curate the Landlord-operated space, bringing corporate-focused wellness and a structured schedule of classes and activations. Sydasana’s experience in corporate environments is aligned with the building’s tenant base, which includes an array of professional and financial services firms.

The introduction of Elements reflects a deliberate asset management decision by co-owners Dexus and the Dexus Wholesale Property Fund, expanding the asset’s amenity base at a point where tenant expectations and leasing conditions are shifting. The wellness facilities - including studios for pilates, yoga and cardio, as well as a golf simulator - form part of a broader suite of shared amenity, alongside a café, sunlit terrace and tenant activation areas within the building.

Australia's office market continues to dislocate aong quality and location. In Melbourne's CBD, demand is centred around the Eastern Core, where 80 Collins is located, which continues to outperform other precincts including Docklands. Melbourne's CBD office development pipeline beyond FY26 remains the lowest record, at around 10,000 sqm (ARAR Q1 2026, Dexus). Given this supply backdrop, assets that have continued to invest in fundamentals such as amenity are increasingly differentiated.
