1 Bligh is our flagship Sydney office development.
In the heart of Sydney’s traditional financial precinct with views to Sydney harbour, this 28-level, Premium-grade office building has been designed to our exacting specifications, combining the best in innovation, technology and sustainability.
1 Bligh will offer tenants the next generation in workspace design with features such as a naturally ventilated, full-height atrium creating connectivity between floors and allowing fresh air into the building. Other features include a wintergarden, roof terrace, child care centre and a large, sun-filled forecourt and entry hall.
The building comprises 42,000 square metres of floor space, with typical floors of about 1,600 square metres.
Environmental credentials
1 Bligh has been designed to achieve a 6 Star Green Star rating and a 5 star Australian Building Greenhouse Rating (ABGR).
Contributing to 1 Bligh’s green credentials is its distinctive “double skin” facade. The transparent facade comprises two layers of glass which are separated by a ventilated cavity and contain adjustable automatic blinds to shade the internal layer of glass, dramatically reducing solar heat gain while maintaining the harbour views.
A black water recycling system, recycled rain water for irrigation, gas generated energy for cooling, heating and electricity, and roof-mounted solar panels for electricity also contribute to 1 Bligh’s environmental rating.
Project timetable
The development site has been consolidated over many years and involves the demolition of five buildings within Bligh, Bent and O’Connell streets. Demolition works commenced in Q1 2008, with project completion expected in mid 2011.
